Your aunt left you a small house in Pelham. It needs a furnace and a lot of paint, and you live two hours away. You want one clean cash sale. After some searching for Ocean City Development reviews New Hampshire, you've got two names on a sticky note: Ocean City Development and IPS Cash. Both buy houses for cash in southern New Hampshire. One is a large Massachusetts operation. The other is based in Nashua. What follows covers who each company is, what its reviews and BBB file show, and how their terms line up. IPS Cash keeps its office at 21 Temple Street in Nashua. That's its home base, and by its own account Nashua is its busiest market in Hillsborough County. Among the local buyers named in New Hampshire roundups, IPS Cash is the only one with an office in the city itself. Its history here is real and checkable. The company has bought New Hampshire houses since 2016, and its BBB file shows the same start year. The BBB rates it A+, and it's been accredited since 2024. It started out helping families sell inherited houses, which is how it got its legal name, Inherited Property Solutions LLC. On Google, IPS Cash showed 4.8 stars from 172 reviews in October 2026. That count was checked live on the listing, and it's larger than any figure published for Ocean City Development. Barbara Richards sold her home to IPS Cash. She wrote, "During the initial conversation with Kim, she listened and showed a great deal of compassion for our situation and provided us with options to help us." Ocean City Development, LLC is based on Del Carmine Street in Wakefield, Massachusetts. It has no New Hampshire office. Its site names Tom Cafarella as co-owner and Scott and Bill Mandell as co-founders, and the BBB lists all three as managers. By its own count, it's big. Its company page says it "has purchased over 1,200 homes in New England," and its homepage claims more than 150 last year. It buys in Connecticut, Maine, Massachusetts, New Hampshire and Rhode Island, which makes it one of the wider-reaching buyers that shows up when you search from southern New Hampshire. Its New Hampshire page names Nashua, Hudson, Merrimack and Pelham among the towns it covers. Its BBB record has real strengths. The BBB rates it A+ and has listed it as accredited since September 2017, seven years longer than IPS Cash. The site says it's been in business since 2008, while the BBB lists a 2011 start. Its FAQ says it will "buy the house with our own cash." Ocean City's homepage shows "4.9 of 5 stars" with no count. Its New Hampshire page shows 5 out of 5 "based on 61 reviews." Clever, a third-party directory, lists 4.9 from 99 Google reviews as of October 8, 2026. Those are self-reported or third-party figures, so pull up the Google listing and read a few pages. With any buyer, read for reviewers who describe a finished sale. Check the dates. A long run of recent reviews tells you more than a high average from years back. The BBB shows "Dealz on Demand" as an alternate name for Ocean City Development. It also ties the business to Cameron Real Estate Group, Inc. A separate buyer, Bean Town Buys, is listed at the same Wakefield address. That's not a red flag. Still, ask which entity would sign your contract and what the others do. Ocean City says you can "get a cash offer in just 90 seconds" online. Its FAQ adds that it can decide to buy within a couple of days, sometimes the same day. IPS Cash, for its part, says it tries to have an offer ready within about 24 hours, and someone from its team usually sees the house first. Because it buys as-is, its price accounts for condition, repair costs and what nearby homes sold for, which puts it under full market value. Ask every buyer how firm that first number is. A few sellers have told the BBB or Google that IPS Cash cut its price, or backed out, after inspecting the house. Ask IPS Cash, and Ocean City too, what could change the price, how long the inspection window lasts, and what cancellation rights each side has. Ocean City lists 7 to 14 days as its average, and its New Hampshire page says "Close In 7 Days." HomeLight's New Hampshire roundup says its closings usually take two to four weeks. With IPS Cash, the quickest closing is 7 days, and you can push the date out to about 60 days. If you need to stay on after closing, you can ask IPS Cash about an occupancy agreement. Ocean City says it buys vacant houses and houses with hoarding, mold, fire or storm damage. Its FAQ says it buys houses "that meet our purchasing criteria," which aren't listed. IPS Cash buys in any condition, asks for no cleaning, and lets you leave behind what you don't want. Ocean City covers five New England states. Its New Hampshire page says it buys "all types of properties" but doesn't name them. IPS Cash covers New Hampshire statewide, plus eastern and central Massachusetts and southern Maine. It names houses, condos, townhomes, duplexes, two-family homes, land and mobile homes. Neither charges a commission. Ocean City's New Hampshire page says "We pay closing costs," while its FAQ says it will "often" pay them. IPS Cash charges no fees, covers closing costs and builds them into its offer. Ask both for a net sheet before you sign. Ocean City fits a seller who values volume, a long BBB record and a company that buys in five states, and who doesn't mind working with a team from out of state. If you want an online number in minutes before anyone visits, its 90-second tool will appeal. IPS Cash fits a seller who'd rather work with a Nashua company that has its own long New Hampshire track record. It's also the clearer choice for land, a mobile home, or a house you need to stay in for a while after closing. Ocean City Development reviews New Hampshire sellers post are worth reading, and its BBB history is long. Even so, call IPS Cash first if you want a buyer that works from Nashua and names the property types it takes. Ask for its offer in writing, compare it with any other, and give yourself the time to decide.Ocean City Development vs. IPS Cash, What New Hampshire Sellers Should Weigh
